The Portland metro real estate market is cooling, with homes lingering on the market and prices rising more slowly. But some neighborhoods are seeing homes selling more quickly than others, particularly compared with the number of listings available.
Using data from the Regional Multiple Listing Service, we compared how many homes were on the market at the beginning of July with the number sold during the three months before to determine the 15 most in-demand neighborhoods this summer.
During the year’s second quarter, these in-demand neighborhoods included many suburban locales as well as a few of Portland’s urban neighborhoods.
1. South Beaverton
In the 97008 ZIP code, there were 116 sales. Homes spent an average of 21 days on the market, and the median sale price was $415,500.
2. Tigard
In the 97223 ZIP code, there were 231 sales. Homes spent an average of 22 days on the market, and the median sale price was $437,000.
3. North Aloha
In the 97003 ZIP code, there were 136 sales. Homes spent an average of 25 days on the market, and the median sale price was $360,550.
4. Lents/Powellhurst-Gilbert, Portland
In the 97266 ZIP code, there were 146 sales. Homes spent an average of 27 days on the market, and the median sale price was $325,000.
5. Rose City Park, Portland
In the 97213 ZIP code, there were 148 sales. Homes spent an average of 19 days on the market, and the median sale price was $487,500.
6. South Aloha
In the 97078 ZIP code, there were 78 sales. Homes spent an average of 15 days on the market, and the median sale price was $366,000.
7. Evergreen, Vancouver
In the 98684 ZIP code, there were 101 sales. Homes spent an average of 30 days on the market, and the median sale price was $325,000.
8. St. Johns, Portland
In the 97203 ZIP code, there were 162 sales. Homes spent an average of 22 days on the market, and the median sale price was $375,000.
9. Central Beaverton
In the 97005 ZIP code, there were 90 sales. Homes spent an average of 23 days on the market, and the median sale price was $383,794.
10. Five Corners/Vancouver Mall, Vancouver
