Construction of a downtown Vancouver New Seasons market is due to begin May 2, bringing the only grocery store to the growing city center by the third quarter of 2023.

Last month, the city of Vancouver issued a land-use decision for the lot, which is at 1506 Main St. Now the project is in the building permit and final engineering review stage, according to Chad Eiken, the city’s director of community and economic development.

Cascadia Development Partners purchased the empty block on March 30 for $3.76 million through a company called Urban Grocery Partners.

The owners of Urban Grocery Partners include JTH Investments and a handful of local investors through Cascadia Urban Grocery Partners, which includes Cascadia Development Partners President David Copenhaver, according to the Washington State Department of Revenue.

The future 24,000-square-foot building will have 70 surface parking spaces and bike parking. It will fill in an empty block that separates downtown and uptown on Main Street, allowing for a more walkable corridor. The store’s property will also have outdoor seating and continue the ribbon park along the west frontage of The Uptown, an apartment complex located two blocks north, according to the Cascadia Development website.

Emart, a South Korean company, bought New Seasons Markets in 2019. It owns one New Seasons in east Vancouver along 164th Avenue, and it said that future expansions of the store would be minimal. It announced the new Vancouver location in March 2021.
