Fred Meyer to anchor $80M mixed-use development

PORTLAND — Gramor Development has announced its newest project, an $80-million, 34-acre shopping center and apartment complex in Happy Valley, Ore., at the northwest corner of Southeast 172nd and Sunnyside Road.

The project, Happy Valley Crossroads, will be anchored by a $30-million, 144,000-square-foot Fred Meyer store and include an additional 40,000 square feet in retail shops and restaurants, as well as a 168-unit, 14.5-acre apartment complex. According to Gramor, retailers will include banking and medical offices.

To accommodate the increase in traffic, Gramor and Fred Meyer will pay for several transportation improvements, including a new traffic signal at Sunnyside and 169th Avenue, road extensions at both Southeast Misty Drive and 169th, lane enlargements, sidewalks and planter islands.

According to Gramor’s website, the average household income within 5 miles of the site is about $78,000. The population within a 5-mile radius of the development is 125,853, and is expected to grow by about 5 percent by 2019.

The new Fred Meyer will mark the company’s 52nd Oregon store, and its first in Happy Valley. In addition to grocery items, the store will offer apparel, furniture, housewares, home decor and a garden center. It will also include a gas station with space for 16 cars. The store and fuel center will bring about 250 net new jobs to the area.

The store will open about half a mile away from a New Seasons Market. The nearest Fred Meyer to the site is located at Southeast 82nd and Johnson Creek Boulevard.

According to Gramor, the development will have a modern architectural feel, with trees, plazas and pedestrian access. The center’s plan calls for 768 parking spaces for cars and 68 stalls for bicycles.
