In 2012, about 22 percent of all home sales in Clark County involved properties that were in some stage of foreclosure, California-based RealtyTrac Inc. reported.

Last year’s 1,748 completed foreclosures were down 19.6 percent from 2,173 houses sold as foreclosures in 2011. The downward trend reflects, in part, new state legislation that slowed down the foreclosure process by requiring lenders to meet with delinquent borrowers before starting the foreclosure process.

RealtyTrac also reported prices appeared to stabilize for houses sold as foreclosures in 2012. The average price of all foreclosures sold in 2012 was $186,641, down 1.1 percent from 2011.
