Pending home sales jump 24 percent in Southwest Washington

Southwest Washington saw a 24 percent increase in pending home sales in January compared to the same month in 2014, according to the most recent “Market Action” report by RMLS, the regional real estate listing organization.

The 628 pending sales were the highest January sales since 2006, when there were 715 accepted offers, RMLS said. In January 2014, RMLS reported 482 pending sales. Closed sales, at 418 for January 2015, were up by nearly 24 percent year-over-year.

The median sales price of a home sold in January was $239,900, about 2 percent lower than the previous month and 9 percent ahead of January 2014’s median of $220,100.

January’s 743 new listings represented a 10 percent increase from a year earlier, and were far ahead of December’s tally of 422 new listings. It took an average 110 days to sell a home, down from 123 days in January 2014. The inventory of homes for sale was enough to last for 3.9 months, compared to 6.4 months in January 2014.
