A new senior living building broke ground on Tuesday at The Waterfront Vancouver development, with completion planned for spring 2024.

The Springs at The Waterfront, on Block 18, will be the largest building at the waterfront — 12 stories tall with about 378,000 square feet of gross floor area, according to building plans. About 250 private residences will be available to people ages 62 and older. The building will create about 100 jobs.

The Springs will include the most amenities of any waterfront building, but those amenities will be open only to residents or their guests: an indoor pool, fitness and wellness center, a spa and massage area, a hair salon, theater, art studio, medical clinic, a restaurant, a full bar and secure underground parking.

The Springs purchased Block 18 last year for $11 million, according to county property records.

“We have always had senior living as a vital part of The Waterfront,” said Barry Cain, a lead developer of The Waterfront Vancouver. “When I was exposed to The Springs, the facilities they built and how they operated, I was sure they were my first choice. So we couldn’t be happier to have them starting construction now.”

The Springs was designed by Portland-based GBD Architects. PMB, a health care real estate developer based in San Diego, is the development partner for the project, and the contractor is Howard S. Wright, a Balfour Beatty company based in Portland, according to a Tuesday press release. The Springs is based in McMinnville, Ore., and it owns and operates 18 senior living communities in Oregon and Montana.
