New dental clinic building planned in Vancouver

A developer has submitted preliminary plans to build a 10,000-square-foot building at 15704 N.E. Fourth Plain Blvd. that would be home to two dental clinics and a third business tenant.

The project, titled New Horizons Dental Clinic, would be a commercial shell building divided into three spaces. The largest would become a general dental clinic, while one of two smaller spaces would become a specialty dental clinic. The final 2,053-square-foot space would be leasable space, most likely a medical clinic, office space or retail.

The plan includes surface parking and site improvements, and the developer is also seeking to change the site’s zoning designation from neighborhood commercial to community commercial. Construction is tentatively scheduled to begin in the spring of 2020.

The application was submitted last week on behalf of property owner HR Investment Property. A pre-application conference with the city is scheduled for 10 a.m. Aug. 15.
