Columbia Palisades plan in east Vancouver adds 835 residential units, restaurants

Developers say area will have similar feel to The Waterfront Vancouver

Plans are officially in the works to develop the central mixed-use section of the Columbia Palisades redevelopment, according to pre-planning documents submitted to the city of Vancouver.

The property, which is owned by Columbia Palisades Corp., sits on the northeast corner of Southeast 192nd Avenue and Southeast Brady Road.

Previous plans for the area showed off an “open-air lifestyle,” according to reporting from April.

While much of the proposal is the same, the new official plans call for even more dwellings with 554 apartments and 281 condominiums.

“It’s an ideal area to fuse Camas and Vancouver,” Kess Romano, CEO of Romano Capital Inc., said in April. “It will have walkability and highly desirable restaurants — a similar feel to The Waterfront Vancouver.”

Vancouver-based developers Romano Capital and Cascadia Development Partners are leading the project, which is part of the massive Columbia Palisades redevelopment.

The new proposal includes 12 buildings, all five to seven stories in height. In addition to commercial and office spaces, the plans include 835 multifamily units in all.

One of the buildings, a hotel, is expected to include 158 rooms in addition to 14,052 square feet of commercial space.

According to the plans, each building will include one to two floors of below-ground parking. Ten will include space for retailers.

Five of the buildings will be constructed as multifamily residential, four will be condo towers and one will be an office building.

Each residential tower is planned to have between 67 and 155 units.

At 14.31 acres, the section is the largest in the Columbia Palisades redevelopment.

The property lies in the Camas School District, feeding into Prune Hill Elementary, Skyridge Middle School and Camas High School.

The Columbia Palisades redevelopment was announced in 2016, with plans to transform 84 acres of what was once the Fisher’s Quarry into a planned community.

An initial master plan was developed in 2016 and modified in 2021. Another modification is currently under review, according to the pre-planning documents.

In addition to the buildings, two private streets will also be added to the subdivision with on-street parking, as well. Some 2,565 parking stalls are expected to be part of the development.

Still, the developers plan to keep a pedestrian feel to the neighborhood, with bollards limiting cars’ access to the site.

“A pedestrian-only promenade will bisect the project site and will connect to ancillary promenades and plaza spaces, providing extensive pedestrian connections throughout the site to the various contemplated uses,” read the pre-planning documents.

According to April’s report, construction could begin late next year or early 2025 and will be done in phases.
