A 238-unit apartment complex has been proposed just off of Northeast 72nd Avenue in the Barberton area.

The site includes several properties, all with Vancouver addresses: 12618 N.E. 72nd Ave., 6918 N.E. 126th St., 12706 N.E. 72nd Ave. and 6812 N.E. 126th St.

The proposed complex may seem out of place, considering it’s largely surrounded by single-family homes on large rural lots, but the properties that are part of the project are all zoned for development as multifamily residential buildings in Vancouver’s urban growth area.

“We are excited to be providing quality housing options for people who want to make Clark County their home,” said Lee Novak, managing director of the Pacific Northwest and Mountain West division of Vista Residential Partners. Vista Residential is the developer for the project.

The project, which will be for market-rate apartments, is expected to break ground at the end of 2023, according to the developer. Construction is expected to take about two years to complete.

The proposed complex is in Battle Ground Public Schools, feeding into Pleasant Valley Elementary School, Pleasant Valley Middle School and Prairie High School.

A recent study done by the school district found that schools in the southern end of the district, such as the Pleasant Valley schools, are projected to see the most growth over the next 10 years.

The study also showed that for every 100 multifamily units built in the district, 23 students are expected to enter Battle Ground schools. That would be an influx of about 50 students anticipated from the proposed development.

The project plans for 392 parking spaces, with access to the complex coming from Northeast 72nd Avenue and 126th Street.

The six buildings are proposed to vary in footprint from 8,806 square feet to 12,187 square feet. They’re expected to be three stories tall with 24 units in the two smaller buildings and 36 in the four larger ones.

There will be a mix of studio, one-bedroom and two-bedroom units, and the property is planned to include a dog park/play area, as well as a pool and patio area.
