4-story mixed-use building proposed at Main and 39th

A developer has submitted plans to build a four-story, mixed-use apartment building at 3916 Main St., under the name 12 Up Main. The 0.6-acre lot is north of the intersection of Main Street and Northeast 39th Street in Vancouver’s Lincoln neighborhood.

The 3,360-square-foot ground floor of the proposed building would have office space, according to the project’s pre-application packet. A tenant is already lined up: Mercy 1 Transportation, which transports people to medical appointments using sedans and wheelchair vans.

The upper three floors would each contain four one-bedroom apartments with a central elevator and stairwell. The residential entrance would be at the front of the building, facing Main Street, with the business entrance at the rear. Each entrance would be served by a separate parking lot, with a combined 36 spaces.

The lot is currently home to a single-family house, a detached garage and a shed, which would all be removed as part of the project.

The pre-application packet was submitted Oct. 23 by Ed Greer on behalf of property owner M1T, LLC of Vancouver. A pre-application conference with the city of Vancouver is scheduled for 9 a.m. Nov. 21.
